“Double Regeneration” project: The three main points of the contract of the Municipality – PAE Panathinaikos for the new stadium in Votanikos

After months of discussions and negotiations between all parties involved – with the “Double Regeneration” project (State-Region-Municipality of Athens, Amateur Panathinaikos, PAE Panathinaikos, AEP Eleonas) – bilateral and multilateral contracts are finalized and in press. . . As is known (based on what was previously announced by the President of AO Panagiotis Malakates), the three contracts with which the amateur Panathinaikos is “connected” (with the City of Athens, PAE and AEP Eleonas) will “rise”. within the following days on the Athletic Club’s official website, so that the members of the panel who will be asked to vote for or against the “Double Regeneration” will be fully informed at the amateur’s crucial general assembly, which appears to be for the end announced in March.

In addition, the bilateral contract between PAE Panathinaikos and the side of the city of Athens – which essentially represents the state – on the commercial use of the new football field in the area of ​​Votanikos is also ready and is now waiting to give the … signatures, the development the general assembly. of the amateur regarding his own contracts.

In PAE Panathinaikos’ final agreement with the Municipality, ‘product’ of many months of negotiations, there are some ‘key points’ that determine the framework into which the football team will ‘enter’ – essentially as ‘lessor’. – in the new football stadium. Special:

PAE Panathinaikos (as obligation to lease the stadium) will fully cover all maintenance costs as well as operational costs for the new football stadium. In total, they cover a very significant amount on an annual basis, approaching 3 million euros.

In addition, a fixed amount has already been agreed to be awarded annually by PAE Panathinaikos as “rent” for commercial uses (shops, advertising, suites, etc.), which is a smaller amount than the designation of the new football stadium, which in most cases will involve the PAE “harvested”. Now, if the income from using the property is greater than the originally agreed ratio, the amount paid by the PAE to the municipality and state as “rent” will increase proportionately. Money distributed at a rate of 35% to 65% to gradually cover the construction costs of the stadium.

– Beyond the 15% paid to the amateur team from the tickets and the billboards for the 49 years from the day of operation of the football stadium (a point for which the administration of AO and for a few weeks after the last legal decree passed by the government) PAE Panathinaikos will cover 50% of the annual maintenance costs of the new sports club facilities in Votanikos area.

The other 50% is paid for by the municipality through a special formula, while the total maintenance is almost 600,000 euros per year.
